New to market - a fully furnished double room is currently available in a well-maintained four-bedroom end-terrace house in Hertford.
The house is particularly well located for Hertford town centre and Hertford North station:
* Hertford North station: approx 11 minutes' walk
* Hertford town centre: approx 12 minutes' walk
* Hertford County Hospital: approx 7 minutes' walk
The room is furnished with a bed, desk and workspace, oak wardrobe, chest of drawers, shelving and a full-length mirror, together with a blackout blind. The decorative accessories shown in the marketing images are for presentation purposes and are not included.
The house has four bedrooms in total and is intended for a maximum of four occupiers, with each room let for single occupancy only.
There is a shared kitchen with plenty of storage and two washer-dryers, together with one bathroom shared between three occupiers. There is no separate communal lounge or private garden, although residents have use of a communal garden where they can sit outside.
Broadband/Wi-Fi is included, with Wi-Fi extenders on both floors. As with any domestic broadband service, no particular connection speed is guaranteed.
A regular cleaner attends to the communal areas. Residents are nevertheless expected to clear up after themselves and leave shared areas as they would like to find them, helping to keep the house pleasant for everyone.
The house is likely to suit mature working professionals or retired people looking for a clean, comfortable and quieter shared home, rather than a busy student-style house share. Long-term occupiers are particularly welcome, and we are looking for people who expect to stay for at least six months.
On-street parking is available.
All bills are included in the rent, including council tax, gas, electricity, water and broadband. A TV licence is not included and residents are responsible for obtaining one if required for their own use.
Council Tax Band: D
No smoking. No pets. Single occupancy only, so unfortunately the rooms are not suitable for couples.

Property FAQs
The minimum annual income required to rent this property is 30 x the monthly rent. For example, if the monthly rent is £1,000, you would need a provable annual income of £30,000. If you're renting with a partner, you can use your joint income.
If you're in receipt of benefits, you will be eligible to rent this property as long as you can meet the minimum income requirement and can pass all standard credit checks and referencing.
You may still be able to rent this property, as long as your Experian credit score is greater than 800, and/or you're able to provide a UK-based home-owning gurantor who has a provable annual income of at least 36 times the monthly rent. You can easily and quickly check your Experian credit scrore for free by going to https://creditmatcher.experian.co.uk.
All utility bills are included with the exception of a tv licence, which is room-dependent and therefore up to the individual tenant to obtain if they wish to watch or record live tv.
We will check the following things for all prospective tenants and, if required, your guarantor:
Electoral register check
Individual Voluntary Arrangement (IVA) check
Insolvency check
County court judgment check
Proof of current address
Proof of identity
Three months’ bank statements
Three months’ payslips
Current employer reference

‘Right-to-rent’ check
Council tax is included in the rent.
The holding deposit will be equal to one week's rent and reserves the property for you upon acceptance of your offer. This will be refunded back to you against the first month's rent. You can work out the amount of the holding deposit required by multiplying the monthly rent by 0.23.
The security deposit will be equal to five weeks' rent and will be held in a government-approved scheme for the duration of the tenancy. You can work out the amount of the security deposit required by multiplying the monthly rent by 1.1507.
The rooms are available to rent furnished and include a bed, nightstand, wardrobe chest of drawers, desk and chair. Sorry but we are not able to offer the rooms unfurnished or remove any specific items for you.
There is no allocated parking, but casual on-street parking is available.
Sorry, smokers and pets (generally cats and dogs) are not allowed in this property, although other small, caged pets may be considered. Just so you know, being a smoker or pet owner is not a protected characteristic, so despite what you might have read in the press, the landlord can still choose not to rent to smokers or pet owners if they so wish.
We do not charge any fees to tenants other than those allowable by law.
Please bear in mind that if you ask us a question which has been answered above, then unfortunately we may not be able to get back to you. We apologise in advance if this happens, but this is purely due to limited time and staff availability. Please check back through the information and links above for the answer to your question.
If you've looked through all of the above information and still have a question, then please email us atinfo@knightpm.co.uk and we will do our best to help you.
